Learning outcomes

Knowledge: Basic knowledge of evaluation techniques, of evaluation criteria and of the most common cases of evaluation in rural appraisal.

Ability: be able to evaluate rural estates, rural buildings and permanent crops.

Course contents

Prerequisites:

Students who are attending this course are in possession of a good grounding in the basics of mathematics, economics and statistics, and know the agricultural and food production system. Such knowledge and skills are developed through the teaching provided in the first two years of the course.

 

Program

The course is divided into two learning modules: general rural appraisal and professional rural appraisal.

 

1.     GENERAL RURAL APPRAISAL (32 hours)

a.     Appraisal methodology

b.     Real estate appraisal

c.     Rural buildings evaluation

d.     Fruit permanent crops evaluation

e.     Ongoing crops evaluation

f.      Financial mathematics

 

Acquired skills:

The students learn the main criteria and procedures for the estimation of rural property and the legal and social context in which such goods are placed. The students are able to establish the market value of the land, rural buildings and fruit permanent crops.

 

2.     PROFESSIONAL RURAL APPRAISAL (28 hours)

a.     Farm evaluation

b.     Legal advice an arbitration

c.     Compulsory purchases

d.     Land easement compensations

e.     Land enhancements' evaluation

f.      Usufruct right and bare ownership estimation

g.     Damages assessment

h.     Security assessment

i.       Inheritance appraisal

j.       Land cadastre

 

Acquired skills:
The student develops the skills of direct and practical application of appraisal in deciding legal for rural assets, in compliance with the most frequent requests and practical needs of law.

Teaching methods

The course is divided into two units that include lectures alternating with periods of application of concepts learned, seminars and case studies.

The acquisition of knowledge and capability of understanding will be constantly monitored through a continuous interaction between teacher and students. The interaction, consisting in the discussion of the main topics, will also aim to promote the development of independent judgment and improve communication skills. Through the practice exercises, the ability to apply this knowledge to the most common cases of the rural appraisal will be verified as well.

Assessment methods

The assessment is done with a final exam and includes an oral exam lasting an average of 30 minutes. During this test, the student will be addressed with at least one question for each of the two learning modules, each of which the student has to respond sufficiently. An exercise on the financial calculation will be an integral part of the examination.

In addition to the knowledge of the subjects, the student is requested to demonstrate linkage capacity and problem solving skills.
